Recommendations

            HALO Realty is located in an office building in Piscataway, New Jersey. They have a small suite which fits a few desks accompanied by a few filing cabinets and two phones. The associates are required to bring their own laptops and cell phones in order to work in the office. As mentioned by Mr. Verdicchio, this is not an issue for the associates as all the agents work from home. He noted the “only reason [they] have an office at all is because of New Jersey state law.” He went on to explain his New York branch does not have an office, which makes it much more affordable for him as a broker owner.

Although the company seems to perform quite seamlessly, there are a few places where they can improve.

Firstly, it would be a positive adjustment to have at least one company computer and printer. Many files are e-faxed, emailed or uploaded through sites such as Google Docs. Having a computer and printer readily available at the office would not only be helpful to all representatives at HALO, but it would also be preventative in regards to the possibility of breaking state requirements. Mr. Verdicchio had mentioned the state requires each real estate office to hold a copy of each deal. With ten agents, closing at least one deal a month, it is expected to hold a hard copy of all 120 deals in the office. On many occasions, a state representative visits the office and requests to see the files. For every incomplete file, the state fines $10,000 to the responsible owner. Considering the office is rarely visited, if ever at all by the associates, it would behoove of the owner, Mr. Verdicchio, to provide a company computer by which he can print and file the necessary documents.

Having a company computer would also provide the opportunity for the company to hold a client database. This would also be beneficial for the owner to manage the client-tell of the company overall while each associate managed their own. This would also help for associates to cross reference, and make sure they are not working with the same clients as another representative.

Each representative does not have an individual key to the office. Therefore, they are not able to visit the office without the owner present. Considering the associates mostly work from home, it is understandable that they have not visited the office, however, being that the state requires hard copies of all deals to be present in the office, it would be ideal for the representatives to have access to the office at all times. In addition, if ever a client would like to meet the agent at the office, the agent is unable to do so due to lack of access; although meeting at the office may not be beneficial considering the lack of equipment and supplies present.

            The main recommendation for HALO Realty is to properly supply their office. This includes a computer, printer, and office supplies, such as pens, paper, folders, etc. Providing their office with such supplies would give the companies representatives a clear and organized place to meet clients, when necessary.
